Land Patta for Indegenous Families of Assam

On October 5, Govt of Assam will provide land patta to over 50,000 landless families, thus fulfilling the target of providing land patta to one lakh beneficiaries. So far 45,141 people have been benefitted by the initiative. A few beneficiaries share their experience.

RECLASSIFICATION IS THE ACT OF SPECIFYING HOW AGRICULTURAL LANDS SHALL BE UTILIZED FOR NON-AGRICULTURAL USES SUCH AS RESIDENTIAL, INDUSTRIAL, AND COMMERCIAL, AS EMBODIED IN THE LAND USE PLAN, SUBJECT TO THE REQUIREMENTS AND PROCEDURES FOR LAND USE CONVERSION.

How can I change my land classification in Assam?
The Deputy Commissioner of a District can issue NOC for Re-Classification/Re-Classification cum transfer of agricultural land exceeding one bigha and up to the limit of fifty bighas. The Applicant has to apply in writing to the concerned Deputy Commissioner.

PROCESS OF LAND PURCHASE AND SALE:-
1.Seller–customer affidavit.
2.An application to be addressed to the Deputy Commissioner concerned.
3.Photos of seller and buyer.
4.Address proofs of both seller and buyer.

What is annual Patta in Assam?
Conversion is an official process through which status of any land settled for one year mostly in Villages or three years mostly in Towns is changed to longer tenure with right to transfer which is restricted in respect of Annual or Short Lease Patta.

The rate for the deed of sale of a property is 1.5% of the selling price, fair market value or zonal value, whichever is higher.

The reference number in patta can be found by applying to the Tehsildar of the village showing the title deed of the land and other valid proof of the land.

How can correct mistake in Patta?
Regarding the correction in the name on the patta, an application can be made to the concerned Tahsildar for effecting the correction by providing supporting documents such as Ration Card or Voter ID or Aadhar Card or any other acceptable proof.

How long does it take to get Patta?
It has to be done offline by visiting your respective Taluk or Village Administration Office and submitting the filled Patta Transfer Form along with necessary documents. The new Patta is usually issued within 15 to 20 days along with the changes.
